2025 NAIOP Competition (North America Industrial, Office and Parks)
Objective:
Advanced Topics in Real Estate: REE 4933. To successfully execute the process of presenting a comprehensive real estate development proposal to investors, lenders, and equity partners, the project focused on several critical areas: market analysis, site feasibility assessment, financial modeling, and urban planning. Conducted over the span of one academic semester, the initiative culminated in a formal presentation before a peer review panel, ensuring a rigorous evaluation of its viability. Furthermore, the project earned national recognition from NAIOP, highlighting its significance within the real estate development community.
Project details:
This real estate development project aimed to transform multiple parcels of land in Oviedo, Seminole County, Florida, totaling 28.45 acres, into a thoughtfully designed, economically viable mixed-use community. The objective was to create a vibrant, interconnected urban environment that seamlessly integrates residential, commercial, and entertainment spaces, fostering a dynamic and sustainable lifestyle for future occupants. Through extensive market research, feasibility assessments, and urban planning strategies, it became evident that redeveloping the site would play a pivotal role in Oviedo’s ongoing expansion and modernization. The project was meticulously structured to optimize land use efficiency while ensuring long-term economic viability through strategic asset management, including sales, leasing agreements, and development partnerships. Each parcel within the master-planned community was purposefully designed to fulfill a distinct function, contributing to a well-balanced and engaging ecosystem that enhances the quality of life for both residents and visitors.
Development Team:
The mentor team consisted of a diverse group of industry professionals, each specializing in various disciplines within the realm of real estate development. Their collective expertise encompassed critical areas such as market research, financial structuring, urban planning, and sustainability, ensuring a well-rounded and comprehensive approach to the project. To effectively present the project and articulate its feasibility, the proposal was meticulously structured into four key sections, each addressing a fundamental component of the development process: Market Analysis Techniques, Financial Modeling Methods, Zoning and Regulatory Considerations, and Sustainable Development Factors.
Results and Takeaways:
This project was more than just an academic exercise. It was a transformative opportunity that provided invaluable, real-world insights into the complexities of real estate development. Through active engagement with industry professionals, financial experts, urban planners, and regulatory specialists, our team gained a comprehensive understanding of the interdisciplinary communication required to navigate large-scale development initiatives effectively. One of the most significant takeaways from this experience was mastering the art of strategic dialogue with key stakeholders within the real estate development ecosystem. Beyond financial negotiations, this experience underscored the importance of collaboration, adaptability, and data-driven decision-making in high-stakes development scenarios.

From 2024 to the present, I have been an active member of the Real Estate Society at the University of Central Florida, serving on the board and contributing to the organization’s mission of developing students into informed and prepared real estate professionals. In this role, I supported the planning and execution of events, fostered connections between students and industry professionals, and helped strengthen the organization’s presence within the university community.
In addition to my leadership involvement, I contributed written content for the society’s newsletter, where I focused on breaking down complex real estate concepts into clear, practical insights for students. I also authored articles outlining career paths within the real estate industry, helping students better understand opportunities in areas such as development, brokerage, and investment. Through both leadership and communication, I played a role in helping students bridge the gap between academic knowledge and real‑world application while positioning themselves for successful careers after graduation.
